RESIDENTIAL DESIGN SERVICES


The RUNA GROUP provide full residential design services and consulting services for all size and budget homes. We believe that quality is of most importance, and that houses are labor and resource sensitive.

SITE, PROGRAM, & BUDGET COSTS

The site is reviewed in respect to the solar access, views, winds, natural vegetation, circulation, and exterior rooms to develop design criteria for the design.

The desires and needs of the inhabitants are reviewed, and compared to the site requirements. These elements are then presented in 'massing drawings' in 2 and 3 dimension presentations, to begin to develop the final desired program alternatives.

A programmatic budget defining the cost of the site and structures program is then developed to help the client define and understand the costs to construct the program.

EXISTING STRUCTURE REVIEW

Existing buildings are reviewed in relationship to the needs of the user. Structural elements are examined to determine their condition and flexibility with the program.

The building mechanical and electrical systems are reviewed to see if their condition advises upgrading or replacement.

PRELIMINARY DESIGN CONCEPT

The program is developed into a set of design drawings and material list. These documents show the design of the residence in totality. Plan, section, elevation, materials, and energy systems are reviewed.

HEALTHY CONSTRUCTION CONSULTATION (OPTIONAL)

The health related aspect of the materials of construction is reviewed with the design desires and health history of the client. Long term indoor air quality, construction health hazards, environmental manufacturing aspects, quality, compatibility, and budget costs are considered.

Alternate lists of materials are listed to be included in the building's specification.

ENERGY DESIGN CONSULTATION (OPTIONAL)

The total energy cost of the structure is evaluated. Heat loss and solar gain calculations are completed and compared with alternate heating systems, both natural and mechanical.  

CONSTRUCTION DOCUMENTS

A complete set of documents are completed for all aspects of the design, for permits, bidding, and construction. This includes architectural, structural, mechanical, electrical, interior design, kitchens and bath cabinets, color selections, and specifications. The complexity and length of this phase depends on services required by the project and the needs of the client.

CONSTRUCTION OBSERVATION

These services represent the Owner during the construction phase. This can include reviewing work completed, reviewing payment requests, preparing change orders, reviewing design, material, and structural decisions, and / or generally advising the Owner on the progress of the Work.

POST CONSTRUCTION CONSULTATION

The completed building is reviewed after occupancy in relationship to design consideration, construction methods, material durability, and systems performance.
